10 years experience as a landlord!
I currently own two rental properties (one in an urban area and one in a suburban town) with a total of six large units. During my extensive search for the right property, I created a way to analyze the numbers of a property (price, mortgage, rent, expenses, property taxes, etc) to determine the "attractiveness" of the investment based on down payment and ROI (return on investment). I am offering to apply this analysis and share the results with anyone searching for a rental property (whether it's their first or their tenth!)
My experience has also taught me things to consider when searching for an investment property, as opposed to a property you will live in. My experience is limited to residential rental real estate (up to 4 units per property). Commercial rental real estate has a very different set of guidelines.
Over the years, I have rennovated kitchens, baths, and dealt with numerous tenant issues. I would be happy to share some advice and/or answer specific questions about navigating the landlord obstacle course; anything from selecting a location to lease suggestions to property maintenance.
