As a Certified Professional Landlord and Rental Property professional, I bring 40 yrs of HANDS ON experience to all sorts of property investment situations. I have taught Rental Property Management for 8 yrs. In 1996, I founded and still President of one of the largest active Property Owners Associations in CT, recognized by Legislators and Landlords nationwide. I consult on several rental property issues from Aggravating Tenants - Buying - Conversion to Renovating & Repairs, Tenant Laws and Zoning. I can provide, various forms developed by Landlords, Lawyers & a Judge - to protect the Mom/Pop operations: Applications, Leases, Walk-Throughs, Federal mandated Disclosures, Eviction, Repair orders, Pets, etc. I can assist in complete screening (criminal, sex offender, 2 credit reports, eviction history). I can conduct interviews with applicants and provide advice on approval. I can do all the paperwork involved in renting... I do not show or do a walk-through. Unusual problems? Deadbeats? Druggies? Another expertise!! In 40 yrs what I haven't seen myself, fellow Landlords have. If I don't have an answer, I will try my best to find it. When correctly, rental properties are a good investment and a profitable business. Not everyone can do it right. I can help you accomplish what I had to learn and do myself. Books can't always help when people are the commodity. Landlords need to join together to help balance the laws!

40+ years experience in the field of purchasing, renovating or building and managing Rental Properties. EXPERIENCE is the key word.
Helped develop Certification Standards for Landlords and currently working on a course for Tenants through HUD.
2007-2009 worked as Landlord Representative on the CT's AG Task Force on detailed Property Maintenance Codes nationwide to be implemented after revised and passed.
Director Bristol Community Organization Past and Present 10yrs
Certified in 1999 and 2007 in Lead Safe courses by State of CT.
Developed Seminars for Landlords covering legal situations, home repair, heating options, lead abatement issues, etc.
